Businesses for sale
Going concerns changing hands: bars, restaurants, shops and units with their licence and their rent already standing. What transfers is the business; the premises stay on a lease.

Buying a going concern in Ibiza
Most businesses for sale in Ibiza change hands as a leasehold transfer, a «traspaso». You don't buy the premises: you buy the business running inside them, with its licence, its fit-out and its customers, and step into the tenant's place on the lease. The outgoing owner is paid the transfer price; the landlord keeps receiving the monthly rent.
That is why what weighs most on the price is not the kitchen or the décor but the years left on the lease. A bar with two seasons of lease ahead is not worth the same as one with ten, even with the same turnover.
Giorgio Zingrillo, the agency's founder, has 8 years and over 200 closed deals behind him, only in commercial property and only in Ibiza and Formentera.
What we check before showing you a business
- The activity licence
That it exists, that it is in the business's name and that it covers what you want to do there.
- The lease
How many years are left, what rent is paid and on what terms it can be assigned to the new tenant.
- The accounts
What the business turns over and what it spends, so the asking price can be backed with figures.
