- Giorgio Zingrillo has 8 years in Ibiza commercial property and has closed more than 200 deals, counting his years as an agent and those of GZ Ibiza Properties since 2024.
- Do you handle homes, villas or holiday rentals?
- No. Only commercial units, offices, warehouses and businesses. We don't manage holiday rentals of homes or villas.More information

Fees
- What is your fee on a business transfer?
- 6% + VAT of the transfer price, paid by the outgoing tenant, and 3% + VAT plus one month's rent, paid by the incoming one.
- What is your fee on a rental?
- One month's rent + VAT, paid by the incoming tenant.
- What is your fee on a sale?
- 6% + VAT of the price, paid by the seller, and 3% + VAT, paid by the buyer.
- Do I pay anything before the deal closes?
- No. Photography, listing, signage, advertising and viewings are on us; fees are paid when the deal closes. An indicative valuation of your unit is free as well. Only the detailed valuation report, the one that stands up before banks, partners or an inheritance, is a paid service, and we quote it before starting.More information
Business transfers
- What do you buy in a business transfer (traspaso)?
- The business operating inside the unit, with its licence, fit-out and clientele, and the tenant's place in the lease. You don't buy the premises: you pay the transfer price to the outgoing tenant and the monthly rent to the landlord.More information
- What weighs most on the price of a transfer?
- The years left on the lease, more than the kitchen or the d茅cor. A bar with two seasons of lease ahead isn't worth the same as one with ten, even with the same turnover.
- What do you check before showing a transfer?
- Three things: that the activity licence exists, is in the business's name and covers what you want to do; how many years are left on the lease, what rent is paid and whether it can be assigned; and the business accounts, so the price can be justified with numbers.
If you own a unit
- Do I have to sign an exclusive mandate?
- Yes, we work on an exclusive basis, with a mandate of 4 to 12 months depending on the deal, renewable by mutual agreement. It lets us invest in your unit, and avoids the same unit being advertised by five agents at different prices, which is what drags its value down.More information
- What do you need from the owner?
- Keys for viewings, freedom to show it to pre-screened clients, and a sign on the fa莽ade if the unit is empty. The listing is always published; if the business is open, only the sign is left out.More information
- How do I know how the sale or rental is going?
- We send you a written monthly report with the viewings, each prospect's profile, their feedback and our recommendations. We answer any query within 24 working hours, and every viewing is accompanied.
- Do you manage units that are already let?
- Yes. We find and screen the tenant, close the lease and then follow rent collection, incidents and renewals. We also advise owners unsure whether to let, sell or transfer.More information
